An application for this site was formally submitted to the City. The applicant’s proposal is for a 25.9m 8-storey mixed-use building (plus a 5m mechanical penthouse) with 78 residential units, 72 bike parking spaces, and 3 car-share spaces. A community meeting will be held in the coming months to discuss this proposal with the community, gather further feedback, and provide an opportunity for community members to ask questions of the applicant, City Planning, and Councillor Perks.
A pre-application meeting was held on Monday July 15th at PARC by BSAR Group to show the community their initial idea of developing at 1521 Queen St W. The community saw a proposal for an 8-storey rental building (26m high + an additional 5m mechanical penthouse) with commercial retail on the ground level and with 2 levels of underground parking. The developer estimated that the building would contain 70-75 units of varying sizes.
The community voiced concerns about the height of the building, its effect on traffic and parking in the neighbourhood, and whether any of the units would be considered affordable housing. Some members of the community advocated for a Community Benefits Agreement to be made between the developer and community group representatives. Questions were also raised by the community about the previous actions of the developer in 2015, when 27 people were unlawfully evicted from this building.
